Below are examples of consultancy instructions which I have been involved with over my career and demonstrates the experience which can be brought to benefit future clients.

Liverpool Central Shopping Centre
Undertaking a detailed analysis of the service charge prior to acquisition we were unable to verify the allocation of costs with the measured floor areas with discrepancies of up to 10%. In addition, analysis of the spend to date indicated a projected overspend in the region of 20% at the year-end.
These factors were calculated to provide the client with a level of exposure with regard to service charge caps and units on inclusive licences which they were able to build into their financial modelling.

Arena Centar, Zagreb
Acting for investors purchasing a 50% share in this newly developed centre I coordinated a lease reading exercise to verify the terms.
Those foreign language documents being read by the local office completing a lease summary document provided to the client and recorded in a summary schedule to highlight any discrepancies found together with any restrictive terms which may affect the investment value.

The Soapworks, Salford
In preparations for the potential future development of the site an audit was undertaken with regard to the allocation of car parking spaces.
Through this a strategy was provided to the client to be able to relocate spaces within the development in order to free up areas which would enable any future development to proceed.
